British Land leases major office space to AI firm

British Land has agreed to the lease of major office space to an AI company at the Regent’s Place campus.

British Land has agreed to the letting of 158,000 sq ft of office space to AI company Anthropic at its One Triton Square scheme near Euston train station in London.

Anthropic will join a cluster of other global pharmaceutical, robotics, AI and technology companies situated at the Regent’s Place campus.

The building opened in October last year and offers over 300,000 sq ft of sustainable, purpose-built space. This includes fitted laboratories, storey flexible workspace, premium offices and shared meeting and event facilities.

The development is now at 78% let with a further 16% under offer. The agreement with Anthropic marks the sixth deal British Land has completed with the AI focused business.

In an unaudited trading update for the financial year ended 31 March 2026, British Land reported approximately 1.7m sq ft of lettings across campuses during the period, 6.3% ahead of estimate rental value (ERV) and 20% above of previous passing rent. A further 295,000 sq ft is currently under offer, at rents 17% above ERV.
